Do I need a permit for a Modular Home?

Yes. Even with wheels on it a permit is still required. The specific requirements will vary depending on the municipality.

Are your modular homes mortgageable?

If you own the property being built on, a construction loan may be an option. This could then in many instances be converted into a mortgage upon occupancy.

What is the difference between a Modular Home and a Mobile Home?

The building code is different as a modular home (CSA A277) is a permanent residence while a mobile home (CSA Z240) can usually only be placed in a mobile home park.

Do your Office Trailers come with Heating & Cooling?

Yes. Baseboard heaters and through-wall air conditioning are included as standard.

Can I move an Office Trailer unit that I am renting, on my own?

It would be advised to call us so that we can make a recommendation based on your specific situation in order to make a determination.

What kind of foundation does a modular home need?

A modular home foundation can be done in a variety of ways. For example, slab-on-grade, a crawl space, a full basement or piers. Please see our blog on this subject for some more information.

Where can we put one of your modular homes?

Anywhere you would normally build a home that has enough accessibility to bring the modular home into.

Do you offer a turn-key solution?

No, but we can recommend contractors in order to make the process as smooth as possible.

Do you do site visits?

Yes. This allows us to make sure the property is accessible and to make a plan on exactly how to get the home there.

Modular Home Questions

How soon can we get a modular home?

It typically takes about 3 to 5 months from coming in to see us until the final delivery.

Can your homes be customized?

Yes. They are generally completely customizable within the confines of what is transportable.

Are these homes rated for year-round living?

Yes. Our homes meet the Ontario building codes for Zone 1 and Zone 2 residential structures.

Do these homes come with appliances?

Yes, typically all kitchen appliances are included, and most often the furnace/other heating source and water heater as well. Other appliances are optional.

What is a granny flat?

A granny flat is like a small, self-contained home built on the same property as your main house. It usually has its own entrance, kitchen, bathroom, and living area—offering complete independence. Often used as a private space for family members, these mini homes are also great for renting out, or hosting guests.

Do I need a permit?

Yes. Even if the home has wheels, a permit is still required. The specific requirements will vary, depending on the municipality.

Is there a warranty?

Yes. A one-year manufacturer’s warranty is included, and there are also specific component warranties available based on the specifics of the model. For example, every Maple Leaf Home is manufactured with high quality materials by experienced craftsmen.   • One year Maple Leaf Home manufacturer’s warranty against defects in materials and workmanship. 
  • Limited lifetime warranty on roofing shingles provided by shingles manufacturer. 
  • Limited lifetime warranty on vinyl siding provided by siding manufacturer. 
  • Limited lifetime warranty on fixtures provided by fixtures manufacturer.
  • Limited lifetime warranty available on windows by the window manufacturer. 
  • 10-year limited structural warranty available through Atlantic Home Warranty Corporation (available in Atlantic Canada).

What is the Home Buyers HST Rebate?

This is a program that may allow you to save some of the HST as long as it is your primary residence. Please refer to the Government of Canada’s website here for the most up-to-date information about the program.

Do office trailers have heating/cooling?

Can I live in an office trailer?

No, it is not advisable to live in an office trailer as these are designed for temporary construction and office use only.

What is SB10?

SB10 is a code for a permanent non-residential building.
